Frequently Asked Questions
Answers to the questions we hear most from Orlando homebuyers and investors.
What credit score do I need to buy a home?
It depends on the loan program. FHA loans generally allow more flexibility, while conventional loans typically expect a stronger credit profile. Fadi will review your specific score and recommend the program that gives you the best terms.
How much down payment do I actually need?
This varies widely by program — VA loans can require none, FHA typically requires less than conventional financing, and conventional loans vary based on your credit and loan type. Use the mortgage calculator to model different scenarios.
How long does the mortgage process take?
Timelines vary by loan type and how quickly documentation is provided, but most purchase loans close within 30–45 days of a fully executed contract.
Can I get a mortgage as a foreign national?
Yes. The Foreign National Program uses DSCR (Debt Service Coverage Ratio) to qualify the property's income instead of requiring a U.S. credit score, SSN, or W2. Learn more on the DSCR & Foreign National Loans page.
What's the difference between a rate and APR?
The interest rate is the cost of borrowing the principal. The APR includes the interest rate plus certain fees and costs, expressed as a yearly rate — it's a more complete picture of the loan's total cost.
Should I get pre-approved before house hunting?
Yes. A pre-approval tells you what you can realistically afford and makes your offer more competitive with sellers. Fadi can typically turn a pre-approval around quickly once you provide your documentation.
Do you work with first-time homebuyers?
Extensively. FHA and certain conventional programs are built with first-time buyers in mind, and Fadi will walk you through every step of the process.
